However, if you plan a trip to Brazil, we’ll be happy to welcome you in Maceió and visit the properties that interest you.

No. You can also buy completed apartments, in which case we focus on properties less than 15 years old.

However, if your main goal is capital appreciation, we always recommend buying off-plan: it allows you to purchase at a lower price and anticipate a profit upon delivery.

The profitability report is an in-depth, manually prepared financial analysis, specifically created for the apartment you are interested in.

It costs €200, an amount that is fully deducted if you purchase a property with us, even if the final purchase concerns a different apartment than the one analyzed in the report.

3. Choose your apartment and sign our agreement

  • You don’t pay anything until you purchase. The agreement simply formalizes our collaboration.
  • It guarantees that we work exclusively and transparently for you.

No. You only pay after finalizing the apartment purchase with the developer. The agreement just defines our collaboration and your rights.

It sets out our mutual commitments and ensures you are supported professionally and securely throughout the purchase and legal registration of your property.

We charge 5% of the purchase price (capped at €5,000), only if you buy an apartment we have introduced to you.

  • Full support during construction and after delivery.
  • Contract review and translation.
  • Legal registration of the property in your name.
  • Communication with Brazilian authorities (notary, city hall, banks, etc.) and the developer.
  • Ongoing support for any questions.
  • On-site visits to the property or construction site in Maceió.
  • Additional guidance: travel itineraries, tax or legal questions, etc.
  • Opening of your Brazilian bank account.
  • Support obtaining a visa if you invest at least 700,000 BRL.​

Yes, absolutely. The services described above are complementary services that go well beyond the role of a traditional estate agent. They are specifically tailored to our unique situation:

  • Jason is European and multilingual
  • Nieilly is a Brazilian lawyer

You can, however, choose to work with us solely as a real estate agent.

In that case:

  • No fees are charged to you (the commission is paid by the promoter)
  • You benefit from the traditional services of a real estate agent, namely:
    • support before the purchase;
    • the legalisation of the property in your name upon the delivery of the building.

4. Payment plan and offer to the developer

  • We create a customized payment plan: deposit, monthly installments, and final payment.
  • We then present your offer directly to the developer.

You pay directly to the developer over several years, without a bank and with 0% interest. You can adjust the amounts according to your preferences: higher deposit and lower installments, higher monthly payments without semi-annual payments, or any other combination that fits your budget.

General rule: The earlier you pay during construction, the more flexible the developer is in adjusting the payment plan.

We guide you to choose the plan best suited to your financial situation.

Because you pay directly to the developer, no interest is applied.

The only adjustment is based on the INCC, an official index tracking construction costs in Brazil. This allows a slight adjustment in total price according to sector inflation, but no bank fees or traditional interest are applied.

Yes, the developer can decline. In that case, we adjust the plan and negotiate to find an agreement that works for you.

5. Power of attorney (if necessary)

  • If you don’t have an address in Brazil, we can help you create a power of attorney allowing a trusted person residing locally to sign the contract on your behalf.
  • If you don’t have anyone on site, we can represent you directly, as we do for many of our clients.
  • The power of attorney is strictly limited to this purchase contract and does not grant any other rights.

No. It is legally restricted to what is strictly necessary, and you retain full control over the purchase.

Brazilian law requires that all real estate contracts be signed by a person with a local address. This ensures that authorities and the developer can identify the signatory and reach them locally, protecting all parties and guaranteeing the legal validity of the contract.

We start by contacting the Brazilian notary office by providing them with your contact details as well as those of the designated representative.

The notary then drafts an official and strictly framed power of attorney, which authorises the representative solely to sign the purchase contract for the property in question. The apartment and the unit are clearly identified in the document in order to limit the powers of the representative exclusively to this signature.

Once the power of attorney is prepared, you will participate in a video conference of about 5 minutes with the notary. During this call, you will need to present an identity document and answer a few simple questions to allow the notary to verify your identity.

After drafting the document, we will send you the original as well as a translation so that you can read it calmly and transparently. You are of course free to use additional translation tools (such as ChatGPT or Gemini) if you wish.

Once the content is validated, you proceed to pay the notary fees as well as the electronic signature.

The total cost of the power of attorney is approximately 225 BRL, distributed as follows:

  • Notary fees: approximately 100 BRL for the establishment of the power of attorney
  • Sworn translator (if you do not speak Portuguese): approximately 125 BRL for their presence during the verification call



6. Contract review and payment of the deposit

  • We review every clause with you, translate the essential elements, and explain all important points so you fully understand the contract. 
  • Once validated, you sign and pay the deposit.
  • We also assist in opening a Brazilian bank account, so that your monthly payments in reais can be made easily and securely.

You can transfer funds from Europe directly to the developer’s bank account via Wise, or use the Brazilian account we open for you and then transfer the deposit from that account to the developer.

The developer will send you the contract in Portuguese by email. You can then use ChatGPT, Gemini, or any other translation tool to check that our analysis matches the original.

On our side, we highlight every important clause and provide you with a detailed summary in French, Dutch, or English, so you can make your decision with full confidence.

7. Legal registration

  • Upon delivery of your apartment, we take care of registering the property in your name with the relevant Brazilian authorities.

In Brazil, an apartment under construction cannot be legally transferred to the buyer before completion. During this period, it remains under the developer’s name, but it is reserved exclusively for you: no one else can acquire it. The official property transfer only occurs upon delivery, in accordance with Brazilian law.

Exactly. You are the future owner, and the apartment is reserved for you, but the legal title is only transferred at delivery.

No, everything can be done remotely through the power of attorney established at the start of the process. If you don’t have one yet, we can create it so the apartment can be registered in your name. This power of attorney is strictly limited to this act and cannot be used for anything else.

8. Rent, sell, or enjoy your apartment

  • Whether it’s short-term rental, long-term rental, Airbnb, or resale… we handle everything for you.

We take care of listings, tenant management, payment tracking, and maintenance, so you don’t have to do anything from Europe.

Yes. If you rent via Airbnb, you can use either your European or Brazilian account, and the funds will be deposited directly. For long-term rentals, you’ll need to use the Brazilian account we open for you.

Absolutely! You can rent your apartment on Airbnb when you’re not using it and enjoy it for your own vacations.

We adjust management according to your needs.

Yes, we also assist with selling your property, from negotiation to final signing.

  • Upon legal registration: mandatory Brazilian taxes (~4% of the property price for ITBI, notary, and registration).
  • Rental income: taxation depends on your country of residence. In general, rental or Airbnb income is subject to local Brazilian tax. If your country recognizes taxation in Brazil, you normally receive a tax credit to avoid double taxation.

Yes. Guarantees vary by developer, but typically include:

  • Delivery delays: compensation equivalent to rent if construction is delayed by more than 180 days
  • Legal protection: Civil Code and construction laws cover your investment
  • Fund separation: your money remains protected even if the developer goes bankrupt (Patrimônio de Afetação)
  • Cancellation by buyer: only 25% of payments are retained; the remainder is refunded within 180 days
